- La Misión Water Company (LMWC) is a not-for-profit, private utility incorporated and registered in Mexico. We provide household-use water to over 200 homes. We operate under license from CONAGUA, the federal water authority.
- All homeowners who receive our water service are “members” of La Misión Water Company.
- The Board of Directors runs the Water Company and manages daily operations without receiving any salary or perquisites.
- You are eligible to serve on the Board if you are a “member”.
- Once per year, in mid-April, we hold a General Assembly meeting and all “members” are invited to attend review our finances and participate in decision-making and election of Directors.
- If you are a new customer and do not yet have water service, there is an application you must fill out accompanied by proof-of-ownership such as a property tax receipt or bill of sale.
- To get water, new applicants must be members of our community HOA known as LMPOA, and keep current on dues. Failure to pay dues will void the water contract.
- For new construction, water service requires a building permit from Control Urbano and approval of architectural plans by LMPOA’s Property Development Committee to ensure compliance with zoning laws and CCNR’s.
- Water service will not be provided to mobile homes or factory-built homes (I.e. double wides).
- If a new water meter is needed for property that has never had service, the fee is $900 for installing the meter and register box. If you bought a house that already has service, then there is a transfer fee of $150.
- LMWC’s responsibility ends at the meter; plumbing beyond the meter and into the house is the owner’s responsibility.
- Fees for water service are collected once annually in January. For 2022, the fee is $365 USD. Annual fees for water are prorated depending on the month when service was initiated.
- Permissible water usage is currently 250 gallons per day (gpd). If you exceed that average for any month, you will be charged for the number of gallons you used beyond the “limit” which is calculated at 250 gallons per day times the number of days in the billing month.
- We are in a continual state of drought here on the Baja, so we encourage conservation. Over-use invoices are due upon receipt and must be paid by the end of the month.
- Please pay your annual and over-use fees on time to avoid late fees or termination of service.
- We will make every effort to contact our customers before terminating water service, but helping us maintain an up-to-date contact list is the responsibility of our customers.
- We have an Appeals Policy. If you feel you have been billed unfairly, or you believe there was an error made in calculating usage, or for any other reason, you may appeal before the due-date shown on your Invoice. We will contact you, investigate and reply to you within 45 days.
- Selling LMWC water is strictly prohibited and will result in termination of service. Removing water from your property, except to put out a fire, is strictly prohibited.
- Homeowners with water service from both LMWC and CESPT must utilize a “Y” valve or check valves to prevent backflow of our water into the CESPT system. You can only use one source at a time; one valve may be open, but the other valve must be closed.
